If you are thinking about listing your home, you're probably going to interview a couple agents. I've heard time and again about promises made by agents that were never fulfilled, so I've created this list to show that I am absolutely committed to doing what I say I will do!
(sometimes more, but never less!)


Prepare a Highest Price Analysis to help determine value
Offer to take sellers to view competing homes
Prepare and sign listing contract
Order tax & legal
Take initial pictures
Shop for or with sellers for home improvement/staging items (accessories, lighting, etc.)
Stage house (the home staging service alone can save you thousands of dollars)
Re-take photos as necessary (weather, seasons, etc.)
Provide a list of locations to take clutter, old paint, etc. as needed
Place “For Sale” sign(s) on property
Place lock box on door
Make a spare key if needed
Contact city and help arrange point of sale inspections (if necessary)
Provide information about septic systems (if needed)
Educate sellers about the listing/sale process
Advertising:
Vocalized Virtual tour(s) - an exclusive feature on my sites!
MLS (the multiple listing service)
Howard Hanna agent site
horsepropertyohio.com (if applicable), neohiorealtor.com, Postlets, Craigslist, Realtor.com, Zillow, Trulia and more!
Modify zillow.com “zestimates” if needed
Howard Hanna Homes of Distinction Book (if applicable)
Local Newspaper Ads
Individual URL for your property (all single family homes and condos)
Flyer Posted in Office (for walk-in clients)
Prepare for Broker’s Open (invites, catering, flyers, etc.)
Hold Broker’s Opens 2 weeks in a row
     (1st time w/food, etc., 2nd time on lockbox for agents that missed the first)
Hold Open Houses & advertise in local papers/internet
Personal Invites for Broker’s Open (email/call agent list)
All-Office Email (notifies all agents in my office)
Add Information Page to Listings Book (for quick access)
Make Home Book & Flyers for Listings
Direct Mail (Just Listed or similar mailing) as requested
Review database for potential buyers and contact
Create file with showing information for buyer agents
Gather and provide feedback from showings and open houses
Weekly Seller Contact – regardless of activity!
Internet Activity Feedback via email or in person consultations
Regular Trendgraphics reporting (overall view of local markets)
Scheduled marketing reviews with sellers
Pre-Qualify/Pre-Approvals for potential buyers
Present and discuss all offers with seller(s)
Negotiate all offers
Follow up with mortgage, title and buyer’s agents during transaction period
Finalize closing
Arrange for relocation, if needed
Provide list of utilities and remind sellers to cancel utilities when house is sold
Provide additional assistance as needed, such as moving companies and other services
Provide 24 hour access to voicemail
Available typically 10 AM to 8 PM every day
     (including weekends - my phone isn't off at 5PM!)
